Document Description
The project is an infill, small-lot subdivision to divide the approximate 3.4 acre site to create 23 new single family residential lots and one remainder lot for a total of 24 residential lots. Gross density for the project is 6.94 dwelling units per acre with an average lot size of 4,375 sf. Access to the project would be provided via Burnap Ave. The project would necessitate the removal of 24 of the 37 on-site trees which will require the payment of in-lieu fees for tree replacement. Any future development on the site would be contingent upon annexation to the city and subject to city design review and other requirements at a future date, prior to city approval.
