Document Description
The Irvine Company is proposing demolition of the three existing onsite buildings for redevelopment of a master-planned residential community of 1,073 townhomes and multi-family units and a 6.5-acre public park site. The residential buildings would consist of two, four- and five-story mid-rise apartment buildings (655 multi family units total), 20 three-story walk-up apartment buildings (289 units), and 22 three-story townhome buildings that would contain between four and eight units (129 units total). Building heights would range between 40- and 65 ft and would require some exceptions to the City's height standards set forth in the city's municipal zoning code. Circulation improvements would include the extension of Indian Wells Ave across the project site to connect with the existing Duane/Stewart Intersection and a new north/south private road, leading north from Santa Trinita Ave and ending at the Indian Wells extension. Proposed six-ft min sidewalks with parkways would be provided along both sides of these roads and the existing sidewalk along Duane Ave and Stewart Dr would be widened to six ft along with an expanded bike lane added to the street edge.
