Document Description
The project includes a proposal to construct 120 multifamily apartments, 18 of which are affordable, a community room and pool, dog park, tot lot, community garden, parking lot, and associated site improvements. The units are proposed within five three-story buildings. The project density is 24 units per acre. A total of 207 vehicle parking spaces are proposed, where 190 are required by the zoning code. The project includes a design review and density bonus application to allow 120 units (30 more than the 90 units envisioned at the upper end of the General plan density range). A vacation of public ROW is also required to vacate the previously allocated ROW for Franz Kafka Ave, located at the northern portion of the project site. The project would demolish the existing foundation on the site, and would construct frontage improvements including sidewalk, planter strips, and bike lanes along Petaluma Hill Rd, Kawana Springs Rd, and sidewalk and planter strip along Franz Kafka Avenue. No on-street parking is proposed or permitted along any of the three street frontages.
