Note: Initial Study The project sponsor, 10 SVN, LLC, proposes to redevelop the 1.17-acre triangle-shaped property located at 10 South Van Ness Ave. at the southwest corner of South Van Ness Ave, and Market St in San Francisco. The project site is currently occupied by the San Francisco Honda Dealership, a two story, 30 to 45 ft high building at the northern end of the site, and by a small, undeveloped area at the southern end of the site. The proposed project would involve the construction of two 41-story buildings that would be 400 ft tall and would contain a total of 984 dwelling units and retail space on the ground floor. Above grade, the proposed project's two separate towers would be above a podium. Below grade, the two structures would be connected on basement levels B1 and B2 with a single foundation. In addition, a project design variant is proposed that would feature one tower, up to 590 ft in height. The proposed variant would construct a single 55-story tower over a podium structure. The proposed variant would also contain 984 dwelling units, ground floor retail space, and two levels of underground parking. Both the proposed project and the variant would include a mid-block alley, which would be open-air and accessible to the public, and would serve as a pedestrian connection across the site.
