Document Description
The proposal involves redeveloping the 0.68-acre site with a mixed use project that includes 12 apartments, 2 live-work units, and associated 28-stall parking lot. The live work unit building, a two-story structure intended for residential and retail use would be located toward the frontage, setback 15 from the front property line with a five-ft setback on the south. The apartments would be contained in two buildings, including a six unit building on the south side of the site setback five ft from the south property line, and a six unit building at the rear of the property setback five ft from the north, south and east property lines. The parking lot, which contains 28 spaces, is aligned along the north side of the property, and separated from the frontage by a 20-ft buffer area. A trash/recycling enclosure is proposed at the back of the parking lot. Access would be provided by a single driveway situated in the northern part of the property frontage giving limited sight lines to the south due to the transitional curve of West Napa St/Sonoma Hwy.
