Proposed grading of the relatively flat site includes approx 2,485 cy of cut and 1,625 cy of fill with 860 cy of export. The project would require a rezoning of all parcels from C-2 to C-4 and GPA from C-C to C-S, commercial development permit, grading permit and Sign Exception to exceed 50 sf of signage.
