This applicant is proposing to subdivide a 15.19-acre parcel into nine lots (lots 1 thru 9) plus a 2-acre remainder parcel that is the site of the existing drainage basin. Future road construction will include Bella Vista Court, Del Rio Court, and Joseph Gallo Drive extended westerly into the project site. The anticipated project, its construction, and financial obligations shall be included in an existing development agreement by virtue of an amendment to it. The effect on the physical environment of the third amendment to the development agreement is the proposed TSM which is analyzed herein.
