The project would allow the construction of two commercial buildings a Rite Aid and a Starbucks on approx 2.08 acres in the Rio Linda community. Both the Rite Aid and the Starbucks will include drive-through windows as accessories to their business. The drive-through window for the Rite Aid building will be located on the north side of the building. For Starbucks, a drive-through lane with an amplified speaker box is proposed along the east and north sides of the building, approx 14.5 ft from a residential zoning district. An 8-ft soundwall is proposed along the eastern property boundary of the entire project site. The drive-through lane for the Rite Aid is located within 20 ft of a driveway entrance. The exits for both the Rite Aid and Starbucks drive-through lanes are to the interior of the property.
