Development of the Project will consist of a multi-family residential building containing up to 420 units, a separate 216-room hotel, and a restaurant. A 0.9-acre dune area supporting approximately 22,000 individuals will be placed under a conservation easement. The Project will permanently remove 0.3 acre of Monterey gilia (Gilia tenuiflora ssp. arenaria) habitat supporting approximately 35 germinated individuals.
