The project proposes the acquisition of two parcels, the demolition of an existing house, grading, and construction of five single family residences with supporting landscaping and infrastructure. The proposed grading would involve 30 cy of cut, 266 cy of fill, for an overall import of 235 cy. The project would include on site sewer, water, and storm drain utility improvements, as well as connections to the public systems in Ballantyne St. Landscaping would total 10,376 sf of drought-tolerant vegetation. A GPA is proposed to change the land use designation of the site from low density residential to medium density residential, and a zone reclassification is proposed to change the site from RS-6 to RM-2200.
