This project would subdivide an existing partially developed 8.10 acre industrial lot located at 5209 Industrial Way, City of Anderson; Shasta County Assessor's Parcel 050-530-058. The property is located in the Light Industrial (M-1) zone district. The parcel would be divided into two parcels - a developed 4.89 acre parcel (Parcel 2), and an undeveloped 3.21 acre parcel (Parcel 1). The two parcels each include an area encumbered by the FEMA 100-year floodplain. No development is proposed in the floodplain, and these areas are subject to development prohibitions. The properties are served by all utilities and are accessed by Industrial Way (an improved private industrial street).
