Note: SCEA The project would result in the demolition of the existing industrial building, loading dock, and freight truck/trailer storage area on the project site & the construction of an approx. 336,304 sf mixed-use project on a 2.59 acre site with 344 live/work units (300,030 sf of floor area), including 5% of the total (18 units) as Very Low Income units, 7,458 sf of leasing/amenity area, 24,774 sf of creative office uses & resident production space, and 4,042 sf of restaurant space. All of the live/work units would be classified by the LA Building Code as R2 occupancy in accordance with LABC Section 419, to allow for the creation of arts & crafts or production in the work space & the capacity to accommodate up to 5 employees.
