The project site has a total lot area of 417,318 sf (9.58 acres) prior to dedication and 405,744 sf (9.31 acres) after dedication. The site is zoned C4 (CW)-U/4.5 and is located within the Westlake Community Plan and the Central City West Specific Plan. The site has a land use designation of Regional Center Commercial. The project site currently contains a 10-story, 730,597 sf office building with an associated parking lot, and an adjacent 4-story, 267,340 sf parking structure that serves the office building. The proposed project involves demolition of all structures on the project site and the construction of a 7-story, 1,814,680 sf mixed use building with a max height of 90 ft. The project would include: 1,500 residential units, 30,000 sf of retail space. A total of 2,584 parking stalls will be provided within the building, with 1 above grade level, 1 at grade level, and 4 below grade levels. A total of 1,500 long-term bicycle parking spaces and 180 short term bicycle parking spaces will be provided. The project would export approx. 505,000 cy of dirt. The project will also remove 328 non-native trees, non-native shrubs, ground cover, and 34 Ficus street trees. The applicant has requested Project Permit Compliance for the Central City West Specific Plan and a haul route approval for 505,000 cy of grading.
