Document Description
The proposed project consists the construction of a 13,375 sf restaurant named Art Gaitan's Mexico Cafe on an existing disturbed 2.61 acre vacant lot. The project would include a waiting area, dining room, banquet/conference room, office, full service kitchen, bar, restrooms, and two outdoor patios. The project site would comprise 13,375 sf of building space, 39,790 sf of landscape, and 52,146 sf of parking. The project would require connecting to existing water, sewer, electrical, gas and telephone utilities located within Pechanga Parkway ROW prior to operation. Other project features include the construction of four water quality basins to infiltrate water on the site in order to reduce peak flows during storm events; as well as six ft wall set back approx 20 ft from along Temecula Creek. A dense row of trees would be planted between the six ft wall along Temecula Creek, and lighting features would be placed along the northerly boundary of the property line.
