The project proposes to develop a 26.4 acre undeveloped property with 9 industrial buildings totaling 306,894 sf that would consist of 25,200 sf of office space, 98,500 sf of manufacturing space, and 183,194 sf of warehouse space. Related site improvements would include parking areas (493 parking stalls), hardscape, and landscaping. Vehicular access to the site would be provided via two driveways along 20th St and three driveways along Caterpillar Court. The project does not propose any off site improvements except for the proposed connections to existing sewer and water utility lines within the adjacent streets. At this time, end users have not been identified. The project would be operated as an industrial use pursuant to the permitted and conditionally permitted uses allowed within the Manufacturing Medium Zone.
