Document Description
The El Cajon Transit District specific plan is a framework document intended to guide future development of the 277-acre project area and all future development proposals within the SP area would be reviewed for consistency with SP land uses, policies and design guidelines. The SP proposes 10 LUD within the planning area, which are anticipated to result in a residential unit yield of approx 2,803 units at full buildout, providing a net increase of 1,849 potential residential units and a decrease in industrial designated lands by approx 21 acres over the existing theoretical buildout per the GP land use map. The SP includes design guidelines intended to ensure that the SP area is developed with thoughtful design that supports the overall vision of the plan area. The design guidelines encourage future development to include measures that improve the public spaces, and contain provisions that encourage development project to incorporate usable common open space areas. The SP provides a number of circulation and mobility recommendations in order to support an activated streetscape within these areas, and establishes a framework for a multimodal circulation network crafted to improve access to the Transit Center and create a balanced pedestrian realm experience.
