Document Description
The applicant requests a planned development permit to construct a one-story, single family residence (3,631 sf), a three car garage (861 sf), a one story second dwelling unit (781 sf) with one car carport (294 sf), and a pool and spa (450 sf), on an existing graded building pad. The architectural style of the primary residence and second dwelling unit would represent the California ranch, noted for its low-profile and wide open layout. An existing roughly graded, private dirt access road would be improved to comply with Ventura County Fire Protection District access requirements. A retaining wall would be constructed along the east side of the driveway and would be approx 150 ft in length and vary in height from one foot in the southern and northern portion of the driveway to a max of seven feet at its highest point. Estimated earthwork includes 4,991 cy cut, 4,991 cy fill, construction activities will encroach beneath three protected oak trees. Proposed landscaping includes revegetating disturbed areas and manufactured slopes with native grasses and plants. Water to the proposed project will be provided by the city of Thousand Oaks, and waste water discharge will be handled by a private onsite septic system.
