With the exception of two isolated single fam residences and a small ag operation, the proposed project site consists of vacant rolling hills. The proposed project site is zoned Hillside Planned Dev and OS, and the city's GP designates the site as low density res and open space. The site is located within Spheres of Influence for the city of Pittsburg, Delta Diablo Sanitation District, and CCWD and is within the Pittsburg Voter Approved Urban Limit Line. The northeast portion of the site is bordered by existing res development, while the remainder of the site is bordered primarily by undeveloped areas.
Document Description
The proposed project includes a draft Faria/Southwest Hills Master Plan. The purpose of the draft master plan is to define the potential development of the 606-acre project site as part of a request for annexation of the site into the city of Pittsburg, as well as the CCCWD and DDSD service areas, and reclassification of site from HPD and OS prezoning districts to RS-4P and OS-P prezoning overlay districts. The project would require approval of a GPA, Affordable Housing Agreement, and Development Agreement.
