As shown on Figure 3, zoning within CSA 17 on the west side of Interstate 5 (I-5) is mainly Single-Family Residential (R-1) with densities ranging from 1-3 units per acre. Multi-Family Residential areas (R-3-8DR and R-3-5DR) are located north of Gas Point Road adjacent to I-5.
Properties at the I-5/Gas Point Road Interchange are zoned for general commercial uses (C-2 and PD); West Cottonwood School is zoned Public Facilities (PF), and the
area between West Cottonwood School and the Shopping Center is zoned Open Space.
Zoning on the east side of I-5 is mainly residential (R-1, IR and R-R) with densities ranging from 1-20 units per acre. The WWTP property and Cottonwood Creek Charter School are zoned PF. Properties south of the WWTP are designated Habitat Protection/Timber/Interim Mineral Resource IMR (HP-T-IMR). Properties south of the Cottonwood (Main Lift Station are zoned Mineral Resource (See Figure 3).

Zoning: Single-Family Residential (R-1), Multi-Family Residential (R-3-8DR and R-3-5DR), General Commercial (C-2), Planned Development (PD), Public Facilities (PF), Residential (R-1, IR, and R-R). Land uses in proximity to the Addendum No. 2 sewer main replacement include a charter school to the east, a single-family residence to the south, and the Cottonwood Community Library and general retail uses to the west adjacent to the alleyway.
Document Description
Shasta County adopted a MND for the project on April 18, 2017. The MND addressed sewer system improvements in the unincorporated community of Cottonwood, including improvements to the existing wastewater treatment plant (WWTP), Black Lane Lift Station, Quail Lane Lift Station, and Cottonwood (Main) Lift Station; repair of manholes; installation of parallel or replacement collection lines; and spot repairs of the collection lines.
Following adoption of the MND, the County determined that revisions to the project were required, and an Addendum (Addendum No. 1) was adopted by the County on August 2, 2022. Addendum No. 1 addressed improvements to the Crowley Creek Lift Station, replacing additional sewer mains, and repairing additional manholes. The proposed Addendum (Addendum No. 2) addresses replacement of an additional ~140 feet of sewer main.
