Document Description
The project consists of a tentative map, development plan and density bonus for a proposed 28-unit residential development consisting of 24 single family residences and 2 duplexes (4 units) on an approx 7.04-acre site located on the north side of Grandview St, between Crouch St and Hunsaker St, in the city of Oceanside. As shown on the project site plan, the proposed residences would be three story structures, ranging in size from 1,134 to 2,243 sf on lots ranging in size from 2,598 to 5,455 sf. Each residence would include a two-car garage. The project also includes an access driveway from Grandview St, which would connect to the internal private street. As part of the Density Bonus request the applicant is seeking a 30% density bonus (7 units) in return for deed restricting 2 of the proposed units for the very low income category and waivers from development standards related to lot size, lot dimension, setbacks, and lot coverage. The proposed project would have a density of 3.98 dwelling units/gross acres and 4.67 dwelling units/gross developable acre.
