Document Description
The applicant is requesting the approval of a tentative subdivision map to subdivide an approx. 18.5-acre property into 15 parcels each with a min area of at least one acre. Lots will be served by Stanley Ave and a new on site cul-de-sac with full urban improvements. Future residences will dispose of wastewater via individual septic systems on each parcel. Each parcel would be served by domestic water by CA Water Service Company. The project will incorporate buffers to protect adjacent resources including agricultural operations and riparian habitat. A 150 foot buffer will protect an existing ag operation to the south. A buffer of 80 ft, or 50 ft with approved vegetation screen will protect an existing orchard to the north, and a 50 ft buffer will protect riparian vegetation along Comanche Creek.
