Chanley - 2-Lot Parcel Map

Request by David and Robert Chanley for a vesting tentative parcel map to subdivide an existing 10-acre parcel into two 5-acre parcels for purposes of sale and/or development disturbance of up to 1.68 acres could occur with future development of a primary and secondary residential unit on each proposed parcel within designated building envelopes. No development is proposed with the subdivision. A 40-foot reduction to the required 80-ft front yard setback is requested for the primary residence on each lot in order to minimize oak tree impacts. The proposed project is within the residential rural land use category and is located at the northeast corner of the intersection of Zenon Way at Chesapeake Place, at the eastern terminus of So. Halcyon Road, approximately 3,500 feet east of the Pablo Mesa Village, in the South County sub area of the South County Planning area. Approximately 75% of the site is covered in oak woodland; up to 53 oak trees could be removed within the building envelopes, and an additional 82 oaks could be potentially impacted outside the envelopes, depending on future development design.
