Document Description
The proposed project site consists of a single parcel, approximately 4.72 gross acres, located at 35470 Whitewood Road in Murrieta, Riverside county, CA (APN 392-310-018). The project proposes construction and operation of a two story approximately 68,968 sf, 80 bed rehabilitation hospital to be constructed in two phases. The proposed project will operate 24 hours a day, seven days a week as an acute inpatient rehabilitation hospital. In addition to this building, the project proposes a courtyard for physical therapy, on site parking, two biofiltration basins, and a detention basin. Primary access to the project site will be from Whitewood Road via the southern driveway, and the project proponent will be responsible for street improvements, including addition of a median, pedestrian walkway, and street lights, along Whitewood Road. There will also be a shared driveway on site to allow for access of the Murrieta Skilled Nursing Facility located on the parcel directly to the north. The project site is currently in the process of being annexed into Easter Municipal Water District and the Metropolitan Water District of Southern California. The project proponent will install approximately 1,200 sf of 12-in diameter water line from an existing off site EMWD water facility at the intersection of Sea Country St and Whitewood Road as well as approximately 236 lf of 6-in diameter lateral from EMWD's existing 15-in diameter sewer pipeline in Whitewood Road.
