Document Description
The project would replace the heating, ventilation and air conditioning system in Tiverton House, a 100-room hotel located at 900 Tiverton Avenue in Westwood that supports the families of patients admitted to Ronald Reagan UCLA Medical Center. The scope of work would include: replacement of condensate piping, pumps, electrical components, equipment pad, and structural anchorages; coring of concrete slab for new mechanical piping; construction of new wall and roof duct openings; installation of new air distribution and return ducts; and replacement of ceiling access panels and thermostats. Work hours would be performed in accordance with requirements of the City of Los Angeles. Replacement of the rooftop equipment would require the use of a crane and is not anticipated to imapt adjacent properties. All interior work will be conducted during daytime hours to minimize disturbances to guests on adjacent floors.

Pursuant to state law and University of California Procedures for implementation of CEQA, the proposed project is categorically exempt under Article 19, Section 15301, Class 1, Existing Facilities. The project is exempt because it consists of the refurbishment of the interior of an existing facility with no expansion of use beyond existing conditions. Furthermore, per CEQA Section 15300.2, none of the exceptions to a Categorical Exemption would apply.
