Document Description
The project includes the demolition of two one-story commercial buildings totaling approximately 10,958 sf, and the construction, use, and maintenance of a new five story, 56-ft in height, approximately 52,990 sf multi family residential building with 67 units, including 7 very low income units. A total of 89 parking spaces will be provided on two levels of parking, one street level and one subterranean level. Vehicular access will be taken via the existing alleyway located to the west of the subject property. The project requires approximately 6,735 cy of earth export. The applicant requests the following approvals: 1) two on-menu incentives pursuant to the density bonus provisions of the LAMC. Incentive one is for an increase in the max allowable floor area ratio of 1.5:1 to a max FAR of 3:1. Incentive two is for an increase in the building height from 45 ft to a max of 56 ft; 2) a site plan review approval to allow a project resulting in an increase of 50 or more dwelling units; and 3) a haul route for the export of approximately 6,738 cy of earth material.
