Document Description
The proposed project involves the removal of a surface parking lot and construction of a unified mixed use development in one or more phases consisting of a 7-story (approximately 85-ft tall) 126 room extended stay hotel building with two underground levels of parking providing, 42 parking spaces, and a 36 story (approximately 410 ft tall) 422 unit residential building with approximately 5,597 sf of Ground Floor, Neighborhood retail and service uses with four levels of parking providing 554 parking spaces. The total floor area of the project would be 588,249 sf, resulting in a floor area ratio of 6:1. The project proposes 34,620 cy of grading and export. The applicant is seeking: a project permit compliance review for the central city west specific plan; project permit adjustments to allow for portions of the ground floor to exceed three feet below curb level and be less than 50 ft in depth, to permit a three foot open space setback along Bixel St, and to permit a three ft highway dedication along 7th St; and Conditional uses to allow for floor area averaging across the project site, to allow for a hotel in the C4 zone within 500 ft of and R zone, and to permit the sale of a full line of alcoholic beverages for on site consumption within the proposed hotel.
