Document Description
The project is a residential development on a 49.6 acre site within unincorporated San Benito County. The applicant requests a Major subdivision to subdivide and allow for development of the project site with 90 single family residential lots, each lot ranging from 8,464 sf to 28,869 sf and not exceeding 33 ft in height, as well as related on and off site improvements necessary to service the project. The proposed density would be 1.8 dwelling units per gross acre. Approx 12.1 acres on the western and southern edges of the blufftop site are comprised of steel slopes and would not be developed. 0.3 acre south of the blufftop site would be developed with an emergency access/restricted access road. Based on the current conceptual site design and layout, the project would be composed of one- and two-story dwellings.
