A Development Permit request to construct a 9,600 sq. ft. light industrial building for a welding fabrication shop, along with a 2,000 sq. ft. outdoor storage area on a 1-acre parcel. Access would be from Nevada City Ave. A parking area with 18 spaces including an ADA accessible space would be between the building and outdoor storage area. One monument sing is proposed at the corner of Charles Drive and Nevada City Avenue. The storage area would be fenced. Twenty-two percent of the parcel would be retained as permanent open space. Elevations of the project show that the proposed structures would include architectural features such as awnings. The parcel has been previously graded, but 46 cubic yards of excavated dirt from the installation of the storm water detention and septic systems is proposed to be exported off site.
