Document Description
1) Construction of a new 6,780 sf production facility with a maximum production of 4,500 cases/year; 2) construction of a new 2,120 sf grape Crush Pad; 3) demolition of an existing 440 sf garage and construction of a new 440 sf winery VIP Pavilion; 4) remodel and change of use of the existing 2,142 sf single family dwelling to a winery hospitality building; 5) demolition of an existing 460 sf detached garage; 6) removal of an existing 2,750 sf steel storage building to be relocated and stored on an adjacent property under common ownership; 7) creation of new parking lot areas to establish 21 primary parking spaces to accommodate a max of four winery employees and winery patrons and guests, including two ADA accessible spaces, and 62 secondary / overflow parking spaces for public special events and private gatherings; 8) installation of 3.2 acres of new vineyard to add to the existing 12.4 acres, for a total of 15.6 acres of vineyard; 9) installation of two new 30,000 gallon subterranean cisterns to provide water service to the winery; and 10) the option to use the existing "Farmstead" building as part of the allowable special events associated with the new winery operations.
