City of Manhattan Beach Downtown Specific Plan and Local Coastal Program Amendments

The proposed project consists of the adoption and implementation of the City of Manhattan Beach Downtown Specific Plan and Local Coastal Program amendments. The proposed specific plan is intended to preserve and enhance the downtown's smell town resident oriented character, quality of life, and economic vitality through regulations and guidelines. The project includes changes to the general plan, municipal code zoning map and text, and local coastal program implementation program land use policy map and LCP Zoning map and text. These revisions will reflect the new Downtown specific plan. Additionally, in general, items are provided to reconcile the designation nomenclature so that the LCP, including the maps, are consistent with the general plan and zoning maps and the historic and current land uses within the coastal zone. Specifically, the area around 11th St and Highland Ave, with residential uses, will be revised to be high density residential instead of commercial and the area north of 13th St at Morningside Dr, on the Civic Center site, will be revised to be public use instead of commercial.
