Present Land Use
Existing land use condition of project site consists of vacant land that has been subject to regular discing as part of on going fire abatement activities, with a mobile home, detached garage, and various storage sheds located within the northeast portions of project site that are proposed to be added to SP 312 boundaries. Current GP: Specific plan, medium density res, and low dens res
The proposed Project consists of applications for specific plan no. 312A2, GPA No. 01163, change of zone no. 7898, and tentative tract map no. 37053. Approval of these applications would allow for development of the subject property with up to 753 dwelling units, 10.7 acres of recreational open space, an 11.6-acre elementary school site, 11.8 acres of detention/water quality basins, 4.4 acres of open space conservation, and 18.3 acres of major roadways. Associated improvements to the property would include roadway improvements, utility infrastructure, landscaping, exterior lighting, and water quality detention basins. The project also includes public street dedications and would require connections to off site utility lines.
