A Variance to allow a new 999 square foot secondary dwelling unit to be constructed with a 20-foot setback from the high water mark of a man-made pond (50-foot setback is required), a 25-foot front setback from the edge-of-easement for McEachern Lane (50-foot setback is required), and to allow a Variance to a Design Standard for secondary dwelling units wherein covered porches shall not exceed 25 per cent (249.75 square foot) of the allowable living space. This request is for a 748 square foot covered porch (75 per cent coverage and on three sides of the structure) for the secondary dwelling unit.
