Currently located in the unincorporated territory of the County of Butte, the site is designated by the Butte County General Plan and zoned High Density Residential, which permits 14-20 dwelling du/ac. The site is pre-zoned CC and pre-designated Commercial mixed use by the City of Chico. Development as a result of the annexation is anticipated to include construction of a 40 unit apartment complex (Humboldt Oaks Apartment), on 2.2 acres located at 2160 Humboldt Road, resulting in a gross density of 17.5 units per acre.
