Document Description
The project consists of a proposal to develop an approx. 336.2 acres of land within the southwestern portion of the City of Colton, CA known as La Loma Hills. At the local scale, the project site is approx. .0.1 miles north of Center Street, 350 feet east of Old Pellissier Road and east of the Santa Ana River, 0.25 miles south of Litton Avenue, and west of La Cadena Drive. The project proposes to develop up to 874 residential dwelling units, including a maximum of 450 Low Density (2.1-8.0 dwelling units per acre [du/ac]) detached homes, 293 Medium Density (8.1-16 du/ac) conventional detached single-family homes, and 131 High Density (16.1-22 du/ac) attached townhomes. The project also proposes the following non-residential uses: 1.2 acres of retail land uses (Neighborhood Commercial) use on the southeastern portion of the site, 19.3 acres of recreational open space (located primarily on the northwest portion of the site), 199.7 acres of preserved natural habitat (Open Space-Resources), a 0.8 acre fire station site, and a 10.3 acre school site. The project includes the following governmental approvals requested by the City of Colton: adoption by resolution of a Specific Plan, adoption by resolution of General Plan Amendment (GPA), adoption by ordinance of a Change of Zone (CZ), and approval of a Phased Tentative Tract Map (TTM 19983).
