Conditional Use Permit CUPH16-001 to allow the following: 1. Paint the body of the building red (Roycroft copper Red SW2839) with tan (Harmonic Tan SW6136) Trim. 2. A new 3"-6" tall and 10'-0" wide sign stating the address number, the State Farm logo and graphic, the name "Buzz Garvin" and the statement "Providing Insurance and Financial Services" on the false front of the building. The font will be Minion Pro, a serif typeface. A total of 35 square feet of signage. 3. White vinyl signage on the front windows and door stating "Office Hours;," "Mon-Fri 9:00am-5:00pm," "Evenings and Saturdays by appointment," "No banks funds on premises," "Buzz Garvin Agent," and "". The font will be Minion Pro. A total 1.4± square feet of signage. 4. Vinyl signage on the windows consisting of gold tet on a black stripe stating "Auto," "Home," "Life," "Bank," "Health," "Business," and the State Farm logo. The font will be minion pro. A total of 2.9± square feet of signage. 5. A new detached sign on two posts. The sign will be 3'-0" tall and 4'-0" wide (12 square feet) and state "Buzz Garvin," "Providing insurance and Financial Services," with the State Farm name and logo. The Sign will be located on the south side of the building and face the parking lot. The posts will be 7'-0" tall 4"x4" wooden posts painted tan (Harmonic Tan SW6136) to match the building.

After reviewing the project and its setting, the Environmental Coordinator for the County of Tuolumne has determined that the project is categorically exempt from review under the California Environmental Quality Act (CEQA), pursuant to Section 15301 of the State CEQA Guidelines because it consists of repainting of an existing commercial building.
