The applicant seeks approval of a land use permit to allow the construction of a new Verizon Wireless telecommunications facility. The proposed facility consists of the following elements.
480/240v transformer on 9 sq. ft. concrete pad with protective bollards to be located adjacent to equipment area and within the equipment area lease envelope
500-sq. ft. gravel/asphalt parking area
20-foot wide access easement from Morello Avenue to equipment area
10-foot wide access and utility easement from equipment area to monopine tower
5-foot wide utility easement from existing utility pole to parking area and equipment area
5-foot wide coaxial easement from equipment area to monopine tower
Underground and overhead utility extensions
Improvement of existing dirt access roads to a compacted gravel surface
Request for approval of a variance to allow a 0-foot front yard setback (50 feet required) from an access easement for the proposed retaining wall in the equipment area
Request for approval of a tree permit to allow work within the dripline of 5 code-protected trees to allow for the proposed trenching and gravel surfacing elements of the project.
