Document Description
The proposed project includes demolition of existing buildings on the project site (former K-Mart and former McDonald's Restaurant, ~9.95 acres) and construction of new auto dealership facilities (sales, service, carwash, staging and presentation areas) encompassing ~18,824 sf, ~4.22 acres of surface parking area for customers, employees and sales/display of vehicles, and various miscellaneous appurtenant structures and site improvements. The project also includes a potential future phase that would include additional service buildings to accommodate expansion of the auto dealership on a portion of the site (~2.02 acres). The project involve the following entitlements if necessary, including but not limited to: a Re-zoning to PUD (Planned Unit Development) with a related Concept Plan, Development Plan, Conditional Use Permit, Architectural Review Permit (including tree removal), Lot Line Adjustment and/or Parcel Map, Encroachment Permit(s), Flood Control Permit(s), Sign Permits, Demolition Permits, Grading Permits and related approvals.
