The project is the demolition of four 1950s built apartment buildings, and two pre-1950s single family dwellings with one garage, and the development of a new four-story, 45-foot high, and 79,635 sq. ft., multi-family building. The project contains 56 residential units over a single subterranean level of parking with 107 parking spaces and 58 bicycle parking spaces, all on an approx. 31,500 sq. ft. property. Vehicular ingress/egress will be via a driveway on the alley at the rear of the property. The unit mix includes 2, 3, and 4 bedrooms with bathrooms. The subject site is comprised of five lots totaling 31,500 sq. ft., designated Medium Density Residential in the West Los Angeles Community Plan and zoned R3-1. In consideration for reserving five units for very low-income tenants, two, on-menu Density Bonus Incentives have been requested to permit a 20 percent increase in the Floor Area Ratio (FAR), of 3.5:1 in lieu of 3:1, permitting 89, 429 sq. ft. of building in lieu of 73,071 sq. ft. of building; and a 20 percent decrease in the required open space to a maximum of 7,760 sq. ft. In addition there is an automatic density bonus option of 35 percent to increase the number of residential units permitted by 15 above that which is permitted by the base zone, for a total of 56 units.
