Project site has a total lot area of 417,318 sq. ft. (9.58 acres) prior to dedication & 405,744 sq. ft. (9.31 acres) after dedication. The site is zoned C4(CW)-U4.5 & is located within the Westlake Community Plan & the Central City West Specific Plan. The site has a land use designation of Regional Center Commercial. The project site currently contains a 10-story, 730,597 sq. ft. office building with an associated parking lot, and an adjacent 4-story, 267,340 sq. ft. parking structure that serves the office building. The proposed project involves demolition of all structures on the project site & the construction of a 7-story, 1,814,680 sq. ft. mixed use building with a maximum height of 90-feet. The project would include: 1,500 residential units, 30,000 sq. ft. of retail space. A total of 2,606 parking stalls will be provided within the building, with one above-grade level, one at-grade level, one at-grade level, and four below-grade levels. A total 1,500 long-term bicycle parking spaces & 180 short term bicycle parking spaces will be provided. The project would export approx. 505,000 cubic yards of dirt. The project would also remove 328 non-native trees, non-native shrubs, two rubber tired loaders, and one tractor/loader. The applicant has requested Project Permit Compliance for the Central City West Specific Plan and a haul route approval.
