The proposed project includes the development of an approx. 67,115 sq. ft., 85-ft. (6 stories) tall, residential development with 80 residential units and 115 parking spaces in one level above grade and two levels of subterranean parking. The proposed project will provide a minimum of 8,175 sq. ft. of open space. The project site consists of four lots that comprise approx. 22,027 sq ft. of lot area. The site is located in the Central City West Specific Plan Area within the Westlake Community Plan Area and is zoned R5(CW)-U/6 with General Plan Designation of High Medium Residential. The site is developed as a surface parking lot and will export 20,000 cubic yards of dirt off-site. The site contains no trees. The project requests the following: Specific Plan Project Permit Compliance; Specific Plan Project Permit Adjustment for a reduction of the required rear yard setback; Specific Plan Project Permit Adjustment for a reduction in required open space; and, an approval of a haul route to permit the export of 20,000 cubic yards of dirt off size.
