The proposed project consists of the development of 234,959 sq. ft. of commercial uses on the project site. For the purpose of evaluating a "worst case" scenario, the EIR will evaluate the project at 244,000 sq. ft. The project would be anchored by a 193,879 sq. ft. Walmart store and include seven outparcels that would support 2,900 to 15,500 sq. ft. of smaller retail, restaurant, or fuel station uses, Vehicular access would be taken from five access points (Sierra Avenue ; S. Highland Avenue ; Juniper Avenue ). The project requires approval of a Specific Plan Amendment, Tentative Parcel Map, Conditional Use Permit, and Design Review.
