Document Description
Perform repairs at the historic Victorine house at Point Lobos Ranch to preserve and protect this historic facility. Work will: " Demolish the non-historic bathroom addition, exterior water heater closet and south porch addition; " Demolish the deteriorated foundation and replace with new foundation and French drain; " Construct a new accessible bathroom addition and a decomposed granite path to house; " Perform seismic upgrades including bracing closets and chimney; " Repair all doors and windows or replace in kind as necessary; " Repair walls, ceilings and associated finishes; " Install new floating bamboo flooring over existing flooring; " Replace asphalt shingle roof and insulate ceiling, floors and bathroom walls; " Upgrade the mechanical, plumbing and electrical systems; " Excavate a 5' x 8' x 4' deep area to install a 5' x 8' x 6' concrete pad for propane tank installation; " Excavate a 2' deep x 1' wide x 100' long trench to install gas line from the new propane tank to the house. Backfill trench with excavated soil " Paint interior and exterior of house with colors matching existing " Replace fireplace insert and repair fireplace flue; and " Relocate wood shed away from building.
