Document Description
The project consists of the subdivision of an existing 12,292 sq. ft. parcel lot into two new lots (Parcel A and B).. There are two homes currently on the single parcel lot. This lot split would create a flag-lot and an irregular-shaped lot with each lot containing one home. Each new lot will be greater than 5,000 sq. ft. The project will require the approval of a Preliminary Parcel Map to allow the split of one lot into two lots and the approval of a Zoning Administrator's Adjustment to allow frontage to be 10 feet in lieu of 20 feet for Parcel B; Side Yard Setback to be 0 feet in lieu of 5 feet, and a lot width to be 40 feet in lieu of 50 feet for Parcel A.
