Project is a mixed-use development consisting of a maximum of 145 residential units and up to 31,055 sq. ft. of commercial uses. The residential uses include a 16% Density Bonus for an additional 20 units above 125 base units totaling a maximum of 145 residential units, of which 5% of the total units (8 units) are for Very Low Income Households and 6 units are for Moderate Income Households. The development will be up to 185 feet in height to the main tower roof slab (El. 338.5 feet) (with elevators / overruns, mechanical equipment, accessory use structures, and screening permitted to exceed the roof slab height by up to 36 feet (el 374.5 feet)). The project is on an approx. 1.15-acre site. The project will contain a maximum of 294,294 sq. ft. of floor area upon full build out. A NOE has also been filed for the project pursuant to Public Resources Code Section 21155.1.
