Document Description
The project will develop 30 apartments on a vacant .87-acre infill site. It will include one three-story residential building containing 27 one-bedroom units and 3 two-bedroom units and 3 two-bedroom units, and a 34-space parking area. Napa River borders the property and is considered a jurisdictional water of the US, with perennial flows. A very small portion of the property is located in the 100-yr floodway; approximately the southern third of the site is located in the 100-yr floodplain. The site supports non-native grasslands and a small remnant valley oak woodland, which would be removed. Drainage will be conveyed to a bio-retention pond, with ultimate discharge into the river.
