Document Description
The project involves the subdivision of three lots into 11 small lots for the construction, use, and maintenance of 11 live/work small lot homes. The project site is vacant and currently used as a parking lot for a nearby business. The site does not contain any trees. Five of the proposed units will be two stories in height with rooftop decks and six units are proposed to be three stories in height and will include rooftop decks. Each unit will include a two-car garage, in addition to three on-site guest parking spaces. The Project proposes to grade less than 500 cubic yards of dirt. There is currently a public walkway along the raised frontage of Glendale Blvd. In addition to the subdivision request, the applicant is requesting a Zone change from MR1-1-RIO to CM-1-RIO and a Zoning Administrator's Adjustment to allow architectural projections.
