Document Description
Request of David Swenk, agent for Bell Street Ranch LLC, to consider case 14TPM-00000-00003 (application filed on July 30, 2014) for approval under County Code Chapter 21 to subdivide two existing parcels (Existing parcel 1 - 104.14 acres; Existing parcel 2 - 9.80 acres) totaling approx. 114.21 acres into four parcels of 104.53 gross/net acres (proposed parcel 1), 6.16 gross acres (proposed parcel 2), 2.32 gross/net acres (proposed parcel 3), and 0.94 gross/net acres (proposed parcel 4). The parcels are located in the AG-11-100, DR 4.6 C-3, and CM-LA zone districts. The boundaries of the newly created parcels would follow existing zone district boundary lines. Domestic water for proposed parcel 1 would be provided by a private onsite water well. Domestic water service for proposed parcels 2, 3, and 4 would be provided by the Los Alamos Community Services District (LACSD). Wastewater disposal on proposed parcel 1 would be provided by a private septic system to be permitted by Environmental Health Services. Wastewater disposal on proposed parcels 2,3, and 4 would be provided by the Los Alamos Community Services District (LACSD). Access to each parcel would be as follows: Proposed Parcel 1: Bell Street; Proposed Parcel 2; Kahn Way/Gonzales Street; Proposed Parcel 3; Den Street/ Leslie Street; and Proposed Parcel 4; Bell Street/Leslie Street.
