Document Description
The project includes the development of 25 single family lots, each a minimum of 2 acres in area, served by a new private access street connecting to Coto de Caza Drive, on the southern 64 acres of the Lyon Estate property. The General Plan land use designation for the property is 1B Suburban Residential with allows for 0.5 to 18 dwelling units per acre. The Coto de Caza Specific Plan designation is Rural Residential which allows for 152 dwelling drainage through the center and oak trees and coastal sage scrub along the southerly boundary. A ridgeline extends along the western boundary of the entire parcel. A Vesting Tentative Tract Map (VTTM 17950) will subdivide the 64 acre property into 25 lots for residential development, 2 lots for the proposed private streets and 1 lot for the proposed stormwater treatment basin. The project required the transfer of 10 dwelling unit allocations between Planning Areas 2 and 7 within the Specific Plan. A Site Plan is attached hereto.
