Document Description
The project includes the subdivision of a portion of the 138 acre estate property located at 2433 Coto de Caza Drive and the construction of 25 single family residences on a 64 acre southern portion of the property. The proposed site is comprised of a 27 acre citrus orchard with a riparian drainage through the center, oak trees and coastal sage scrub along the southerly boundary and an existing resource preservation area on the westerly edge of the estate property. The site slopes up to the west with a major ridgeline along the western boundary. A proposed resource preservation area will connect with an existing preservation area on the western boundary. Access to the site will be from Coto de Caza Dr. The project will include 25 residential lots, 2 lots for streets and 1 water treatment basin lot. Residential lot sizes will range from approximately 2 to 6 acres.
