Document Description
Construction of a commercial and residential horizontal mixed-use development project on a 12.1-acre site, consisting of two multi-tenant retail/commercial buildings with a combined floor area of approximately 18,000 sf; 68 single family detached residential units; and 42 residential condominium units. The mixed-use project includes a General Plan Amendment and Zone Change to change the Land Use and Zoning designations from Commercial to Mixed-Use, and includes a simultaneous transfer of units consistent with Measure U, to ensure that the proposed project will not increase the overall residential density in the City. Thus, the General Plan Amendment includes transferring 110 mixed-use units from the Tres Hermanos site "A", to the project site. The transfer will reduce the units on the Tres Hermanos site "A" from 474 to 364, resulting in no net increase of units in the City, consistent with the voter-approved Measure U. Lastly, the project includes construction of two residential tracts to the north and northeast that about the project site, consisting of a total of 39 single-family detached units that were approved in 2007.
